Read This First"},"content":{"rendered":"<p class=\"p1\"><em><span class=\"s1\">BY Anna Mathieu<\/span><\/em><\/p>\n<p class=\"p2\">Imagine waiting a year to buy a home, only to find mortgage rates haven\u2019t changed much. That may sound frustrating. But it\u2019s a real possibility.<\/p>\n<p class=\"p5\"><span class=\"s2\">A lot of people are putting their plans on hold because they believe much lower mortgage rates are right around the corner. But, based on today\u2019s forecasts, that may not happen. And you should know that before you decide what to do.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"> Let\u2019s look at why experts don\u2019t expect a dramatic drop in rates \u2013 and the options that could help you buy anyway. Because even if rates don\u2019t fall, you can still move. Here\u2019s how.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>1. Mortgage Rates Aren\u2019t Expected To Fall in a Meaningful Way<\/b><b><\/b><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\">If you\u2019re waiting for rates to fall, you\u2019re not alone. A recent survey from Clever-Best Interest found <b>42% of people believe mortgage rates will drop below 5% this year.<\/b><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"> The challenge is, that\u2019s not what the experts who study mortgage rates every day are expecting.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\">Forecasts from Fannie Mae, the Mortgage Bankers Association, and Wells Fargo all show mortgage rates staying relatively steady in the low-to-mid 6% range through at least mid-2027 (see graph below):<img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-23235 alignright\" src=\"https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-300x169.png\" alt=\"\" width=\"300\" height=\"169\" srcset=\"https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-300x169.png 300w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-1024x576.png 1024w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-768x432.png 768w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-1536x864.png 1536w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-747x420.png 747w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-150x84.png 150w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-696x392.png 696w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-1068x601.png 1068w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002-1920x1080.png 1920w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image002.png 2000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"> Why? Rates are influenced by inflation, the overall economy, Treasury yields, Federal Reserve policy, global events, and a lot of other moving pieces. And right now, those factors simply aren\u2019t pointing toward the kind of dramatic rate drop many buyers are waiting for.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\">Could rates move a little? Of course. But if you\u2019re holding out for a bigger drop, today\u2019s forecasts suggest you may be waiting a lot longer than you expect.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>2. Inflation Is Still Elevated \u2013 And That\u2019s Working Against Lower Rates <\/b><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\">One reason experts aren\u2019t expecting rates to fall much? Inflation. Generally speaking, high inflation is the enemy of lower mortgage rates.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"> And after a period of relative stability from mid 2023 to late 2025, recent data shows inflation has actually been trending higher lately (see graph below): <img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-23236 alignright\" src=\"https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-300x169.png\" alt=\"\" width=\"300\" height=\"169\" srcset=\"https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-300x169.png 300w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-1024x576.png 1024w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-768x432.png 768w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-1536x864.png 1536w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-747x420.png 747w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-150x84.png 150w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-696x392.png 696w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-1068x601.png 1068w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003-1920x1080.png 1920w, https:\/\/woodriverweekly.com\/wp-content\/uploads\/2026\/08\/image003.png 2000w\" sizes=\"auto, (max-width: 300px) 100vw, 300px\" \/><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"> In other words, one of the biggest ingredients needed for much lower mortgage rates simply isn\u2019t in place today. That helps explain why experts aren\u2019t forecasting the kind of meaningful decline so many buyers are hoping for.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>3. Today\u2019s Rates Aren\u2019t High, They\u2019re \u201cNormal\u201d<\/b><b><\/b><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\">And this may be the biggest mindset shift of all. <b>The reality is, while today\u2019s rates may feel high compared to a few years ago, they\u2019re not high. They\u2019re normal.<\/b><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"> Historically, mortgage rates have spent the majority of their time somewhere between about 5% and 10%. And data from Freddie Mac shows we\u2019re actually well in that range today. But it does remind us that waiting for super low rates again may not be a realistic strategy.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>So&#8230; What Should You Do Instead?<\/b><b><\/b><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\">None of this is meant to convince you that you have to buy today. You don\u2019t. But if you need to because something in your life\u2019s changed, there are still ways to find better affordability without waiting for mortgage rates to fall.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>\u2022 Ask about an adjustable-rate mortgage (ARM).<\/b> If you don\u2019t plan to stay in the home long-term, an ARM may offer a lower initial interest rate than a traditional 30-year fixed mortgage. It\u2019s not the right choice for everyone, but it\u2019s worth asking a lender if it fits your plans.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>\u2022 Look into mortgage rate buydowns.<\/b> This is when you pay upfront to reduce your mortgage rate so you can get for a lower monthly payment without waiting for rates to fall.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>\u2022 Find out about assumable mortgages. <\/b>An assumable mortgage allows you to take over the seller\u2019s existing loan, including its lower mortgage rate.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>The important thing is you shouldn\u2019t assume waiting is your only option.<\/b><b><\/b><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\">Talk with your real estate agent and lender about whether one of these strategies could be a good fit for you.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"><b>Bottom Line<\/b><b><\/b><\/span><\/p>\n<p class=\"p5\"><span class=\"s2\">If you\u2019ve been putting your home search on hold because you\u2019re convinced mortgage rates will be much lower soon, it may be worth taking another look at that strategy.<\/span><\/p>\n<p class=\"p5\"><span class=\"s2\"> Let\u2019s connect so you have an expert who can at least walk you through your options and decide whether waiting really puts you in a better position \u2013 or just keeps you on the sidelines a little longer.<\/span><\/p>\n<p class=\"p4\">\n<p class=\"p4\">\n<p class=\"p4\">\n","protected":false},"excerpt":{"rendered":"<p>BY Anna Mathieu Imagine waiting a year to buy a home, only to find mortgage rates haven\u2019t changed much.
