So, if you\u2019ve got a move on your mind and you\u2019re looking to make it happen this month, here\u2019s a snapshot of what you need to know to make sure you\u2019re ready.<\/p>\n<p class=\"p5\"><b>If You\u2019re Buying This June<\/b><\/p>\n<p class=\"p6\">A lot of\u00a0homebuyers\u00a0with children like to move after one school year ends and before the next one begins. That\u2019s one reason why late spring into summer is a popular time for homes to change hands. And whether that\u2019s a\u00a0motivator\u00a0for you or not, it\u2019s important to realize more\u00a0buyers\u00a0are going to be looking right now \u2014 and that means you\u2019ll want to be ready for a bit more competition. But there is a silver lining to a move this time of year. This is also when more sellers will list \u2013 so you should find you have\u00a0more options. As an article from\u00a0Bankrate says:<\/p>\n<p class=\"p6\"><b>\u201cLate spring and early summer are the busiest and most competitive time of year for the real estate market. There\u2019s usually more inventory listed for sale than other times of year&#8230;<\/b> <i>This is a double-edged sword for a buyer, as you will be met with more opportunities but [also] much more competition.\u201d<\/i><\/p>\n<p class=\"p6\">During this busy season, it\u2019s extra important to work with a trusted real estate\u00a0agent. Your agent will help you stay on top of the latest listings, share expertise on how to make a strong offer in a competitive market, and give you insight into things like what the home is actually worth so you can make an\u00a0informed decision\u00a0when you buy. As\u00a0Forbes\u00a0says:<\/p>\n<p class=\"p6\"><b>\u201cApproaching the market confidently, armed with good information and grounded expectations, will take you far.<\/b>\u00a0<i>Don\u2019t let the hustle of the market convince you to buy something that\u2019s not in your budget, or not right for your lifestyle.\u201d<\/i><\/p>\n<p class=\"p5\"><b>If You\u2019re Selling This June<\/b><\/p>\n<p class=\"p6\">Because there are more buyers this time of year, you\u2019re in a great spot as a\u00a0seller. Many of those buyers are\u00a0highly motivated\u00a0to make their move happen before the next school year kicks off \u2014 so they\u2019ll likely put in strong offers to try to make that possible. That means, if your house\u00a0shows well\u00a0and is listed at\u00a0market value, you could see your house\u00a0sell\u00a0faster or for a higher price.\u00a0According\u00a0to the\u00a0National Association of Realtors\u00a0(NAR):<\/p>\n<p class=\"p6\"><i>\u201cWarmer weather and the end of the school year encourage more people to buy and sell, respectively.<\/i>\u00a0<b>Buyers are looking to move and settle before the new school year begins, contributing to increased competition and, consequently, higher prices.\u201d<\/b><\/p>\n<p class=\"p6\">You want to be sure you\u2019ve got a\u00a0great agent\u00a0on your side to help you with the contingencies on those offers and any negotiations that take place so you can pick the best offer. Make sure you go over closing dates with your agent. Buyers trying to time their move with the school year may need to delay a bit or move faster. This can depend on the school calendar where you live. As\u00a0U.S. News\u00a0Real Estate\u00a0explains:<\/p>\n<p class=\"p6\"><i>\u201c&#8230;if your house goes under contract in early summer, the buyer may ask for a\u00a0delay in closing\u00a0or move-in until the school year finishes or their current home has sold. Alternatively, a buyer later in summer may be looking to close quickly and move in under a month.<\/i>\u00a0<b>Remain flexible to keep the deal running smoothly, and your buyer may be willing to throw in concessions, like covering some of your closing costs or overlooking the old roof.\u201d<\/b><\/p>\n<p class=\"p5\"><b>Bottom Line<\/b><\/p>\n<p class=\"p6\">If you\u2019re looking to make a move this June, let\u2019s chat so you know what to expect.
