{"id":15808,"date":"2021-04-07T00:25:55","date_gmt":"2021-04-07T00:25:55","guid":{"rendered":"https:\/\/woodriverweekly.com\/?p=15808"},"modified":"2021-04-06T17:50:47","modified_gmt":"2021-04-06T17:50:47","slug":"optimize-your-sales-price","status":"publish","type":"post","link":"https:\/\/woodriverweekly.com\/index.php\/2021\/04\/07\/optimize-your-sales-price\/","title":{"rendered":"Optimize Your Sales Price\u00a0"},"content":{"rendered":"<p class=\"p1\"><em>BY ANNA &amp; MICHELLE<\/em><\/p>\n<p class=\"p2\"><span class=\"s1\">D<\/span><span class=\"s1\">oing a lot of work to a car before you trade or sell it to a dealer is not generally a good idea.\u00a0In most cases, you won\u2019t recapture the cost of the repairs.\u00a0They can do the repairs for less than you can.\u00a0Not to mention, you are selling to a wholesaler who needs to sell it again to the end user and still make a profit.<\/span><\/p>\n<p class=\"p4\"><span class=\"s1\">A home sale is totally different.\u00a0The owner is selling the home to an end user.\u00a0Since the buyer, in many cases, is using their available funds for the down payment and purchase costs, they don\u2019t have money to spend on repairs or decorating the home.\u00a0They would need to live in it \u201cas is\u201d for a while, which may not be as appealing as finding a home that is refurbished, up to date, and ready to move into.<\/span><\/p>\n<p class=\"p4\"><span class=\"s1\">Even if the buyer would be willing to get a home improvement loan after the sale, it would be a separate loan at a higher interest rate, making their payment higher than financing it all in one mortgage at the lower first mortgage rates.<\/span><\/p>\n<p class=\"p4\">The seller may experience some inconvenience going through the remodeling process, but it will, most likely, result in a higher sales price in less time.\u00a0Occasionally, sellers say they\u2019ll let the buyer choose their own colors but not all people have the imagination to know what something will look like after it is finished.\u00a0It is better to go ahead and get the work done before putting it on the market.<\/p>\n<p class=\"p4\"><span class=\"s1\">The bathrooms and kitchen are the most important rooms to update.\u00a0If the finish on the cabinets is bad, have them painted.\u00a0New countertops and appliances can make a world of difference.\u00a0Paint, countertops, and fixtures in the bath give the home a great feel.\u00a0<\/span><\/p>\n<p class=\"p4\"><span class=\"s1\">In addition to the repairs, a major cleaning and de-cluttering can make a home look and feel better than the competition.<\/span><\/p>\n<p class=\"p4\"><span class=\"s1\">The first step is to go through the home and pack up or get rid of things you don\u2019t need or things that detract from the home, like excess furniture, exercise equipment, personal artwork, etc.\u00a0Now, do the same with the closets and cabinets.\u00a0By getting rid of things, there will be more room and they\u2019ll look larger.<\/span><\/p>\n<p class=\"p4\"><span class=\"s1\">Next, walk across the street from your house and give it a critical look.\u00a0How is the drive-up appeal?\u00a0Would you want to go inside to see the rest if you were a buyer?\u00a0Are the trees and shrubs trimmed?\u00a0Yard cleaned up?\u00a0Do you have blooming flowers in the beds?\u00a0Does the front door and mailbox need a new coat of paint?\u00a0Do you need to power wash the outside of the home and the sidewalks and driveway?
